OUT OF THE SCOPE OF THE INSPECTION: Owner is responsible to research for proper permits and final inspections granted by the Authority Having Jurisdiction (AHJ), building code violations, zoning violations, citations, open and expired permits, unsafe structure cases, records in general, and for work performed without proper authorization.

Miami Certificate of Use Permit Change of Occupancy.

In accordance to Miami-Dade County Government Ordinance 08-133, owners of all residential properties acquired through Certificate of Title under chapter 45, Florida Statutes F.S. (Foreclosure and Judgments), are required to submit a Disclosure of Findings report to the Planning and Zoning Section of the local government, record that report after approval, a new Certificate of Use change is obtained.

What is a CU / Certificate of Use Inspection / Occupancy Change Permit Miami Dade County?

Report for residential properties discloses compliance with Planning and Zoning, and building regulations.

Certificate of Use / Ocuppancy / Change Report must be completed by an Architect or Engineer licensed and registered in the State of Florida.

Ordinance 08-133 is a consumer-protection legislation and mandatory.

CU is mandatory for foreclosed properties.

We follow the best standards and practices in our drawings but we want to emphasize that measurements cannot be considered final.

The drawing is only valid to obtain, change Certificate and cannot be used for other purposes.
