Why a Sealed Photometric Plan Protects Your Building.

A photometric plan is the document that proves your parking areas meet the minimum foot-candle levels the County enforces for safety after dark, and a measured photometric study is what a building official accepts in place of a self-prepared sketch. Because inadequate lighting is tied directly to falls, assaults, and owner liability in dim lots, this is a genuine life-safety deliverable sealed by a Florida Professional Engineer, not a decorative drawing.

What Our Photometric Analysis Includes.

Our photometric analysis begins with on-site foot-candle readings taken on a calibrated meter and compared against the Section 8C-3 minimums for your occupancy group, then verifies the maximum-to-minimum uniformity ratio stays within 12:1 and documents every deficient fixture. Where lighting falls short, the sealed report specifies compliant LED layouts so one deliverable carries you from finding to fix.

Photometric Plan Service Area.

We prepare a sealed photometric plan across Miami-Dade and Broward County — including Hialeah, Homestead, Miami Beach, Doral, and Coral Gables — each signed by Armando Longueira, P.E. #67462, whose Florida license is verifiable on the State DBPR roster.

Sources and Governing Authorities.

This guidance reflects the controlling code, not marketing copy. Open-lot illumination is governed by Section 8C-3 of the Code of Miami-Dade County (Ord. No. 01-196) and reviewed by the County Board of Rules and Appeals (BORA) for recertification. The engineer of record is verifiable through the Florida Board of Professional Engineers under license #67462. Verify any requirement directly with your municipal building official.
