The 40 Year Building Recertification Inspection (structural and electrical) is a requirement with the fundamental purpose to confirm, in reasonable fashion, that the structure under consideration is safe for its specified use under its present occupancy. The primary goal of the Recertification is to assess the safety and integrity of a structure.

Which Professionals can sign and seal the Building Recertification Reports?

  • For a non-threshold building, any Licensed Engineer or Architect can perform the Inspection.

  • For a threshold building, only a recognized Structural Engineer (in Broward County should be a Special Inspector) and an Electrical Engineer specialized in design can perform the Inspection.

  • For Thermal Imaging Inspection, some Authorities Having Jurisdiction (AHJ- Building Departments) are enforcing that the Thermographer must hold an electrical license and the report must be signed and sealed, at the end, by a Professional Engineer.

Which properties are exempt from the Inspection Program?

  • Single family homes, duplexes, townhouses, and minor buildings with an area of less than 2,000 square feet AND an occupant load of less than ten (10) are exempt from the Inspection.

What is the Miami Recertification process?

  • The inspection notice of required 40 Year Building Recertification is sent to the property owner when the structure has been in existing for more than 30 years and every 10 years thereafter and owner has 90 days to submit the report.

  • The Recertification report will state if the structure under consideration is safe for the specified use and continue occupancy.

  • The report is required to be submitted to the Local Government with a permit application, property owner has 90 days or a notice of code compliance violations might be issued without further notice and property can be reported as unsafe structures for initiation of condemnation process.

  • You might be liable for a maximum fine of $10,510 and all enforcement costs.

  • Local government Code compliance enforcement unit might vacate and demolish the structure.

Through the 10 Year Building Recertification, local authorities aim to identify and address any issues that may have emerged, ensuring that the property remains safe for occupancy and conforms to current codes.
