What is an Flood Elevation Certificate (EC).

  • Elevation Certification determines if existing structures might be subject to flooding and will be used by flood insurance companies and lenders to determine the proper flood insurance premium rate.

  • The Elevation Certificates will state how high your house is, the base elevation for flood (FBE) and if your building is located in a special hazard zone.

  • The Elevation Certificate also supports a request for a FEMA (Federal Emergency Management Agency) Letters of Map Change (Amendment) or Revision based on fill (LOMR-F)] required to remove a Real Estate property from the hazard zone as established in the base flood map.

  • The Elevation Certification provides elevation information necessary to ensure compliance with community floodplain management ordinances and the National Flood Insurance Program (NFIP).

  • For construction purposes, with a Flood Elevation Certificate, you can know if a structure was built correctly and protected from flooding with the use of proper design and materials.

  • The Elevation Certification is used only to certify building flood elevations.

The FEMA Certificate is permanent unless there is an addition or alteration of the structure or changes to the map.

What is a Flood Zone Determination.

A Flood Determination Form is a requirement from a mortgage lender who is underwriting a new loan or refinance, if a federally regulated bank, to know the flood zone that applies to your property.

If it is determined that your property is located in a high risk hazard zone, you are required to pay for a flood insurance rate or insurance premium to protect the collateral, the mortgage house.

What is a Letter of Map Revision / Change (LOMC).

The Letter of Map Revision / Change (Amendment) is an official document, public record, that modifies a current NFIP (National Flood Insurance Program) map, establishing the actual elevation of a property above the Base Elevation (BFE) in relation with the Special Flood Insurance Hazard Area (SFHA).

The Letter changes the flood insurance risk determination of a property that was inadvertently mapped in the floodplain.

We have a flat fee for Flood Certification that only applies for a flood zone with accessible benchmarks.

If you need more measurements for construction purposes, an extra fee of $50 minimum applies.
