What is a 40/50 Year Recertification Inspection Report.
The 40 Year Building Recertification of Real Estate property is a requirement under Section 8-11 (f) of the Miami-Dade County Code. Buildings that have been in existence for more than 40 years and every 10 years thereafter need to be inspected for the purpose of determining the general structural and electrical and condition and submit a report. If you received a notice of required 40 Year Building Recertification, we will inspect the structure following the 40 year Inspection guidelines/standards of practice from the local government authority having jurisdiction. 40 Year certification is done by Professional Engineers. 40 Year Building Recertification for residential and Commercial 40-Year inspection.
What is a Wind Mitigation.
The wind mitigation verifies the appropriateness of the structure construction in the event of a windstorm or tropical storm. The mitigation inspection is a valuable service that might reduce your insurance rates from the insurance company. This insurance Inspection can save you money in your insurance premium. Wind Mitigation inspections are done by Professional Engineers. Wind mitigation can be performed for a single family home, townhouse, condo or commercial building. The Florida Wind Mitigation discounts became effective in 2003. With a 4 point inspection, this inspection is charged only 50%.
What is a 4 Point Inspection.
The 4 point inspection is the verification of the home's four main systems (electrical, air conditioning, plumbing and roof covering). 4 Point Home Inspection must be submitted in a form to properly evaluate an application for your insurance. 4 Point Inspection is for buildings older than 30 years. The 4 Point Home Inspection form is completed and signed by a verifiable Florida Licensed Professional. Commercial and residential 4 Point Inspections are mandatory if required by the insurer. With this Four Point inspection, our Home Inspectors charge 50% off the wind mitigation. 4 Point Home Inspection is done by Engineers.
What is a Roof Condition Certification Inspection.
The Roof Condition Certification is a requirement from the insurance companies for properties with more than 25 years. The Roof Condition Certification Inspection must be performed and report must be completed by a verifiable Florida-licensed professional. Documentation should indicate the roof’s estimated age, that it is in good condition and free from leaks, and has a remaining useful life of at least three years.

An Elevation Certificate is a federal official form to determine if existing structures might be subject to flooding and will be used by insurance companies and lenders to determine the proper flood risk insurance premium rate. The Flood Elevation Certificate provides elevation information necessary to ensure compliance with community floodplain management ordinances and the National Flood Insurance Program (NFIP).

A Flood Zone Determination is a requirement from a mortgage lender who is underwriting a new loan or refinance, to know the flood zone that applies to your property in order to protect the house enforcing payment of flood insurance in the case the property is located in a high risk hazard zone.

A Certificate of Use Inspection is a requirement for owners of all residential properties acquired through Certificate of Title under chapter 45, Florida Statutes F.S. (Foreclosure and Judgments). A report signed and sealed by a Professional Engineer must be submitted to the local government .
What is a FHA HUD 203K Consultant/Certified compliance Inspector.
The HUD FHA Section 203k Renovation Loan is the program for the rehabilitation and repair of single family properties. As such, it is an important tool for community and neighborhood revitalization and for expanding home ownership opportunities.
