The Certificate of Use Inspection (CU Inspection) for Foreclosures in unincorporated areas of Miami Dade County and City of Doral, includes the preparation of a Miami Dade-City of Doral Disclosure of Findings Report, which identifies Building Code Violations and Zoning Violations for such properties and contains a good faith estimate of the cost to remedy any deficiencies. This report must be completed by an architect or Registered Professional Engineer licensed in the State of Florida. The Miami Dade-City of Doral Certificate of Use Inspection (CU Inspection) process can be briefly described as follows:

• Completed Disclosure of Findings Report will be submitted to the Miami Dade-City of Doral Planning and Zoning Department  along with the initial filing fee
• Miami Dade-City of Doral Department of Planning and Zoning staff will review the Disclosure of Findings Report and determine acceptance or denial (neither of which is contingent upon resolution of reported violations). Staff will report potential violations to the appropriate agencies.
• If the Disclosure of Findings Report is rejected and must be re-submitted, an additional will be charged.
• If the Disclosure of Findings Report is accepted, the holder of the Certificate of Title will file the accepted report with the Clerk of the Courts.
• The recorded Disclosure of Findings Report document will then be submitted to Miami Dade-City of Doral Planning and Zoning Department (along with the remaining filing fee amount) in order to obtain the final Miami Dade-City of Doral Certificate of Use (CU)

Failure to perform the Certificate of Use Inspection in Miami Dade and Doral, to do the Disclosure of Findings Report to obtain the required Miami Dade-City of Doral Certificate of Use (CU) will result in penalties as provided in Chapter 8CC of the Miami Dade County code.
